Situated in the heart of North West London is Colindale Gardens, a unique £1bn residential development in Colindale, Barnet. Once complete it will comprise of 2,900 homes, nine acres of public green space alongside a shopping plaza and school.

Spanning 47 acres in total, Colindale Gardens is an ongoing regeneration scheme with a 12 year plan. It is transforming the disused 1960s tower blocks and adjacent land which was once known as the Peel Centre, a former Metropolitan Police training college, into a vibrant new community.

As well as new homes the scheme will connect existing neighbourhoods and attractive rural spaces, along with 100,000 sq. ft. of retail and commercial space, allowing residents and locals alike to shop, eat, work and relax at Colindale Gardens.

The first construction phase in 2017 saw the development of Lassen House and Newington House, beautiful new residential blocks featuring ONLEVEL’s TL-6020 frameless glass balustrade profile. Each apartment features an external area with balcony that combines effortlessly with the building envelope to create a sleek, modern structure.

Central to the success of the building’s exterior appeal, with its clean lines and architectural balcony framework is the frameless glass balustrading by ONLEVEL. It provides a safe and secure barrier to each balcony area whilst subtly unifying with the protruding metalwork and façade of the building.

A total of 600 metres of TL-6020 frameless glass balustrading system from ONLEVEL was specified and installed in the external balcony areas of each apartment, maximising light throughout and providing unobscured views.

In the 2018 construction phase at Colindale Gardens, ONLEVEL provided 300 metres of TL-3011 frameless glass balustrading for ‘The Park Collection’ residential dwellings, overlooking the central four-acre park at the heart of Colindale Gardens.

The surface mounted TL-6020 base channel was chosen due to its slim design and excellent load bearing ability – accommodating forces up to 3kN. The base channels were mounted onto steel with anchors every 200mm.

ONLEVEL’s breath of product range and ability to provide solutions was highlighted by the specification of the TL3011 profile, it was chosen to for its ability to be side mounted to the substrate, with the fixings concealed from view to fulfil the exacting design requirements of the building’s balustrading needs and fixing requirements.  

����ר�� was fitted into the TL-6020 and TL3011 profiles using Flex-Fit, Flex-Fit is ONLEVEL’s innovative system for adjusting glass plates. With this system it was possible to adjust each individual glass plate up to 40 millimetres towards the perpendicular line.

It was the perfect solution for safe alignment of the balconies glass balustrades. With just a simple sliding movement the installer was able to precisely position glass and reduce the assembly time by some 30%.

In addition, Flex-Fit is safer than traditional glass balustrade fixing solutions which often require you to work from both the balcony side and the void side. Flex-Fit was fully operated from the balcony side. Not only is it safer, rental costs for scaffolding or a cherry picker are eliminated!
